WHAT YOU WILL LOVE ABOUT MY HOME:
It’s about the dramatic vistas from my penthouse condominium — 180-degree views of the Sierra Madre Mountains, ever-changing with the sunrise, sunset, moonrise, and in-season clouds hovering as lightning foretells an emerging tropical storm. The surrounding neighborhoods and local villages stretch for miles in miniature perspective against the mountains’ majestic grandeur. Visible are cruise ships in harbor, tour boats docking downtown at Los Muertos Pier, and flights approaching the distant airport.
This is a rooftop condo on the eighth floor of a new, 55-unit smoke-free building. An exceptional corner unit (120 square meters, or 1,301 square feet) with four large sliding doors designed to connect inside and outside living with a wide, covered wraparound terrace. Ceilings are 11 feet high, affording lots of light (morning sun, afternoon shade) and permitting refreshing ocean breezes to flow through the unit.
Two elevators serve the building. There is also a coworking space available on the second floor, making it ideal for digital nomads and remote workers.
ROOFTOP COMMON AREAS: An infinity pool, small gym, sizable social lounge, WIFI, communal barbeque, sundeck loungers, washrooms, and a shower create a relaxing and pleasurable place to escape and enjoy your leisure time in the quiet of the rooftop — all conveniently located down the hall from my peaceful condo. I consider this area my front porch. From here I take in the activity on Banderas Bay, watch cruise ships and glorious sunsets. Mountain views and a myriad of nightly fireworks.
KITCHEN, PURIFIED WATER, AND LAUNDRY: I love cooking! You will enjoy a fully equipped kitchen stocked with cooking utensils and serving items for entertaining in style. There is a water purification system for clean drinking water and ice dispensed by both the refrigerator and a sink faucet, eliminating the need to buy bottled water. Puerto Vallarta’s city tap water is highly rated — the safest in Mexico — and is wonderful for bathroom use and brushing teeth. There is a clothes washer and dryer and cleaning supplies in the storage bodega off the kitchen. A dishwasher, gas cooktop and oven, microwave, and a coffee maker round out the kitchen appliances.
LIVING, DINING ROOM, SONOS MUSIC: Spacious, elegantly decorated, comfortable seating for reading or listening to music from the app-controlled Sonos sound system. Original significant artwork placed throughout my home create lasting memories in a warm and inviting ambiance. Powerful air conditioner, ceiling fan, and sunshade roller blinds. There is no TV in the living room.
BEDROOMS, NUMBER OF GUESTS: Two bedrooms, each with full on-suite bathroom and ample closet space.
PRINCIPLE BEDROOM has queen-size bed, electronically controlled for adjustable positions. The smart TV is located here with Netflix and Amazon Prime. Inverter air conditioner, plus a ceiling fan. Sunshade roller blinds and black out curtains.
SECOND BEDROOM is set up as a study. Desk with chair, internet, and a convertible queen-size daybed. Air conditioner, ceiling fan, blackout curtains. The daybed can accommodate 1-2 more guests, but I don't recommend it for anything other than a short stint within a longer-term stay, such as a friend joining you for a few days in the middle of a one-month exchange.
WIFI, SMART LIGHTING, DOOR ENTRY, AIR CONDITIONING: This is a Smart Home with an internet-controlled app for lighting, keyless door entry, and air conditioning. We have reliable fiberoptic internet with 298 Mbps download speeds and 180 Mbps uploads.
BUILDING SECURITY: The building has 24-hour security personnel controlling building entry and monitoring security cameras. Package deliveries are accepted by security. Home Exchange guests must be registered and sign their acceptance of condominium rules and will be provided a building entry key card and a security code for keyless entry. A separate section of our building on the lower floors is dedicated to medical offices.

WHAT GUESTS WILL LOVE ABOUT MY NEIGHBORHOOD - VERSALLES
My home is located not far from downtown Puerto Vallarta in a unique neighborhood called La Colonia Versalles, known as Vallarta's trendy, foodie neighborhood. I moved here three years ago after 20 years of living in the middle of the Romantic Zone — the tourist center of downtown Puerto Vallarta. Versalles, with its European-named streets, is a mix of traditional family businesses and lifelong residents now coexisting with the new, more refined chef-driven restaurants, craft breweries, and signature cafes that have multiplied dramatically in recent years. Nevertheless, Versalles has retained an authentic Mexican village vibe.
Predictably, our neighborhood has also experienced a big uptick in popularity in the last few years, bringing quite a bit of new construction and new gastronomic options for locals and tourists. One of the neighborhood’s attractions is its central location halfway between downtown and the airport, within walking distance to coffee and pastry shops, shopping centers such as Sam’s Club, Walmart, and Costco, and medical tourism clinics. Versalles is people friendly, uncongested, with easy, flat walking streets and no hills. The ocean is close — just a 10-minute walk to serene beaches.
I have a car, but I find our bus system very convenient. Fast to downtown, without the stress of driving or finding parking. Mexico is a lovely, unique, and widely misunderstood country. The bus ride helps me to interact, appreciate, and understand the culture of this country, connecting me to its joyful, hard-working people living life to the fullest. Thanks to the city’s growing number of dedicated bicycle lanes, bike travel is becoming more common as well.
I find my condo to be quieter than most places in Mexico where I have spent time. But we live in urban Mexico, where it is not always as silent as living with less convenience further out in the countryside. Versalles was recently added to Time Out's 51 Coolest Neighborhoods in the World list.
Despite the changes in Versalles, I still applaud my reasons for moving here. However, downtown Vallarta remains a part of me. I enjoy going several times a week to experience the madness, which is also where the city presents unique celebrations and cultural events, all within an easy 10-minute Uber drive, a convenient 10-peso bus ride, or a scenic walk. Returning to Versalles is always marked with a grateful sigh of contentment, living on the quieter side of this magnificent seaside resort of Puerto Vallarta.
