Just 10-15 minutes' drive to stunning beaches of Orange County, California. You will love every minute you spend in this bright, 3-bedroom, 2-bathroom, 1-home office home. The beautiful views of the California hills and mountains only 5 to 6 miles from the Pacific Ocean will make it hard to leave your California home.
Note: Our home is not available during the summer time as we need to be living here with kids home from college.
You will be centrally and conveniently located, but also get to experience the best of both worlds -- you are by the end of a quiet cul-de-sac, nestled up against the a nature preserve, yet so close to amenities and world-class beaches and restaurants. Wake up to morning birdsong from this secluded haven.
We live in the wonderful quiet single family home neighborhood of Talega in San Clemente, CA.
The home is located in a gated community on a quiet cul-de-sac located next a nature preserve and National Forest. The views from the back of the home are of the trees and hills surrounding us. There are many birds in the area, especially hawks and blue jays. We are located near the top of the the hill at an elevation of 640 feet above sea level, but our lot is flat and easily accessible by car or foot.
The home is very comfortable. The home has lots of natural light and and typically has a soft ocean breeze coming through the home. Both the 1st and 2nd floor have 9 foot ceilings. There are no steps required to get in/out of the front door and back door of the home. The only steps required are to get the second floor. The home is 2,300 Square Feet(SF) and the lot is 6,800 SF. The backyard is fully enclosed and has gates on each side that can be locked.
The weather here is very nice most of the time with mostly sunny days. The home has excellent air conditioning and heating systems. They are not used often since the weather is excellent most days of the year. There is one AC/Heating unit per floor of the home. We are located half-way between San Diego and Los Angles. You can not hear any highway noise from our home.
There is excellent very high-speed internet, both WIFI and hardwired. The download speed typically ranges from 175Mbps to 300Mbps and is very reliable and the signal for WIFI is strong. The tri-band router is rated at 1625 Mbps at 5Ghz and includes MU-MIMO technology using a 1.8GHz 64-bit processor. A WIFI network password will be provided for a secure connection.

You can walk to many hiking trails with ocean views, (5) parks, (4) heated community swimming pools, numerous tennis courts, basketball courts, baseball fields, soccer fields, playgrounds, and a beautiful public golf course called Talega Golf Club. Our home is located 400 yards from the 13th green, see https://www.talegagolfclub.com. We have two men's and two ladies sets of golf clubs/bags that you are welcome to use. Great for families.
The development is very clean, manicured, and very safe. The average home value in Talega is approx. $1.25 Million. The entire development is well cared for by our Home Owner's Association. You can walk to Tierra Grande Park and Pool in 8 minutes as it's less then half-mile away. You can walk to hiking trails nearby.
There is the Talega Village Center located two miles away. It features a very nice grocery store with pharmacy called Ralph's Grocery, Barnoa Wine Bar, Peet's Coffee Shop, Sun Dried Tomato Bar and Restaurant, Ball Park Pizza, a Wells Fargo Bank, dry cleaner, etc, see https://www.regencycenters.com/property/detail/80095/TalegaVillageCenter.

It is a 10-15 minute drive to downtown San Clemente or to the beach and Uber/Lyft are easy to use, it typically costs $15 each way. There are many excellent fine dining and causal restaurants and bars in downtown San Clemente as well as a pier. We prefer living a close distance but away from the hustle and bustle of downtown San Clemente. We are a 15-minute drive to Dana Point Harbor, 25 minutes to Laguna Beach, 42 minutes to Disneyland and Legoland. John Wayne Airport is approx a 30-minute drive.

First Floor: Open-plan Kitchen/Dining/Family room.
Full bathroom with walk-in shower, guest bedroom with queen size bed, piano room with Yamaha Baby Grand Piano and a relaxing and colorful sitting home. The kitchen is well stocked with Keurig Coffee maker with K-cups, spices and cooking utensils. There is a 6-burner gas stove, double oven, toaster, toaster oven, microwave oven, rice cooker, and Ninja blender. The family room has a 65" high definition flat screen TV.
Second Floor: Two bedrooms and one full bathroom, plus an office with balcony.
The two bedrooms have full size very comfortable full/double size beds, closets and windows. There is a full bathroom upstairs with a door to the hallway. The upstairs also features a laundry room with a washer and dryer, iron and ironing board. There is an office with a French door that leads to a balcony with two rocking chairs and one lounge chair overlooking the nature preserve. Each bedroom has a ceiling fan.
Garage/Parking: Ample parking.
There is a 2-car garage, plus two more parking spots in the driveway. There is extra parking in the cul-de-sac.
We have a pop-up crib for your use. However, the home is not baby-proof as our kids are now grown.
There is no smoking in our home. We are both non-smokers.
Additional notes
1. Beach chairs, beach umbrella and beach towels are available for your use.
2. There is a Culligan reverse osmosis water filter system at the kitchen sink. The drinking water quality is excellent.
3. Many of the bedrooms had sound-proofing measures installed. This includes stone wool insulation between many of the walls, double thick dry wall, sound-insulation caulking, and solid-core wood bedroom and laundry room doors. The home is not totally sound-proof but noise is reduced from room to room much more then a typical home.
4. The refrigerator/freezer is large and has an automatic ice cube maker.
5. There are different size coolers you can use for outings.
6. GAMES: There is a corn-hole game and bean bags to use for fun in back or front of home. There is a 12-speed 26" bicycle you can use along with skateboards, soccer ball, baseball bats/gloves, tennis rackets. There are family board games you can use.
10. We have a very nice female cat named Raven. She is an indoor cat. We would prefer to leave her home while you stay at our home. She does not scratch or bite. If this is a problem just let me know as we are flexible and can place her in a kennel if need be.
11. There is FREE internet TV with subscriptions to Netflix and Youtube TV.
12.. NOISE: The home is in a very quiet neighborhood but there are other homes close by so we need guests to be respectful to our neighbors. You will not hear any noise from the closest highway (I-5) since its 3.5 miles away, however you will hear some road noise from time to time from neighbors coming to and from their homes. Also, some of my neighbors have gardeners that use power tools such as leaf blowers that will create some noise, typically during mid-week during the day.
13. There is a 14-panel solar system on the roof. Works great, nothing to do required on your end.
