PLEASE READ THE ENTIRE PROFILE. **IF YOU SEE THAT THE ENTIRE HOUSE IS UNAVAILABLE FOR AN EXCHANGE OR GPs AND YOU ARE A PARTY OF LESS THAN 4, PLEASE CHECK OUT OUR HOSPITALITY EXCHANGE FOR OUR TWO GUEST ROOMS. LINK BELOW.** Our unique home is our primary residence and our "ahhh" space. Whether it be lying out on our south-facing deck in the summer or snow-shoeing out our front yard in the winter, we are constantly remind how grateful we are to be living in such a beautiful place in the Sierra Nevada Mountains of California. It's "Hippie-Chic" with stuff from all over the world all over the place. Everything is clean and in good working order. There is a King Bed in the Master Suite, A queen in one bedroom and a full bed in another. Upstairs in the living room we have a round bed. We also have a blowup queen mattress. In the winter we Ski/Snowboard on Mammoth Mountain Ski Area. June Mountain is only 30 minutes north. Mammoth offers all the winter activities you can imagine (except ice fishing). As an FYI you cannot access Yosemite in the winter as Hwy 120 into the park from the Eastside is closed due to massive amounts of snow. It opens when they plow the roads in the spring which could be April-June depending on the snow year. We have a wood-burning stove which keeps the upstairs warm in the winter (Special instructions in Mill St. House book) and we use oil heaters to keep the downstairs bedrooms warm when necessary. We have an onsite tenant who live in the apartment above our garage and helps around the property and will help all guests settle in if necessary (ie: how to use the wood burning stove). Heh as is own private entrance to his apartment which is above the garage and keeps to himself. IMPORTANT WINTER NOTICE! Please let us know if you are not familiar with working a wood burning stove as this is the primary source of heat for the upstairs in the winter months. We have to be strict about the use of the utilities in the winter as electric and propane are very expensive for us so please abide by the heating rules included in our house-book when staying in the winter. When the snow melts you can take camping chairs out on our property in the forest. No fires permitted anywhere on our land except the gas fire pit. In the summer you can hike, fish, bike, tennis, pickleball, horseback ride, swim and generally spend as much time outside as possible. The Mammoth Lakes Trail System is a five minute walk from our house and we often walk into town for dinner or breakfast. There is also a free shuttle bus that picks up at the end of our street. There are dozens of hiking trails and it is a five minute drive in the summer to our Lakes Basin, just up the road from our house where there are lakes you can drive too. During winter you have to drive around to Tamarack Lodge for cross country skiing. In the summer feel free to use the portable propane fire pit we set up once the snow melts. If we want to roast marshmallows on an open fire, we go to one of the many campgrounds in the area. We also love to soak under the stars in the hot tubs that are scattered around the Long Valley Caldera (clothing optional). With a day pass you can go to Snowcreek Athletic Club which has weight room, cardio, spa, pool, tennis, pickleball, yoga, etc... ** There are 15 steps from the garage/ground level to the first floor of the house (bedrooms) and another 15 steps up to the kitchen/living room area. In the summer you can circumvent the first set of stairs by walking up the dirt path next to them. **We do ask for a $250.00 cleaning fee to be paid in cash or Venmo which goes directly to our cleaning crew. **NEW**HOSPITALITY STAY**We can't always leave when you want to be at our home! But we love to host! We have two guest rooms, so if you want to stay while we are home, we will charge you 150 GPs for one room and 200 for use of both Guest Rooms. You will have full use of the entire property, upstairs living area and kitchen. No in-house stays while we are home longer than 4 nights please. Our house is on a quiet, private road in Old Mammoth in the forest. You can walk to the free transit system which will take you all around town. There is a new stop just down our street (The Teal Line) on the corner of Woodmen and Old Mammoth Road. Go to estransit.org for bus times. Mammoth Lakes has a free transit system that goes all around the town and ski area in the winter, and to the Lakes Basin in the summer. Mammoth/Yosemite Airport is 15 minutes down the road. Los Angeles is 5 hours south. Reno, Nevada and Lake Tahoe are both 3 hours north, and Las Vegas is 5 hours South-East. Death Valley National Monument is about 3.5 hours South-East. United Airlines flies into Bishop, 45-minutes down the mountain. In the winter you need 4WD or AWD or have chains for your tires as our street is always snowy/icy in the winter. You can walk from our house up to Lakes Basin (About a mile up hill) in the summer and cross country ski or snow shoe up to the Lakes Basin in the winter. Our neighborhood is very quiet and is also part of the old Stamp Mill when there was the Mammoth Gold Mine just up the road.

House is on two quiet acres in the forest in a premier resort community. It's only 45 minutes from the east gate of Yosemite National Park and Mammoth Mountain Ski Area is in our backyard. Main Lodge is about a 15-20 minute drive from the house...depending on road conditions. Canyon Lodge is about 10 minutes away and Eagle Lodge is about 5 minutes away via car. THIS IS A NO SMOKING HOUSE/PROPERTY. **WE ALSO LIST THE TWO BEDROOMS HERE ON HOMEEXCHANGE AS A SEPARATE HOSPITALITY EXCHANGE. If there is a snow dump while you are here you will have to move your car while the plow does its magic. Our private road is narrow so please be mindful and drive slow when turning out of our driveway and driving up and down the road. Snow means mounds of snow along the road which DECREASES VISIBILITY. Accidentally sliding into another car is a good way to ruin your trip. ALWAYS DRIVE SLOW ON OUR ROAD AND IN SNOWY/ICY CONDITIONS. **WE HAVE A TENANT ON PROPERTY** - OUR TENANT RAMON lives in the apartment above the garage. He lives here year round and takes care of the place for us when we travel. He will most likely be here during your stay but keeps to himself as he works full time. He will answer any questions you may have about the house and property. If it is a heavy snow dump storm our tenant, may need to access the house in order to shovel the deck and the roof but if you all want to shovel...please help yourselves but remember to shovel snow correctly so you do not hurt your body. NO ONE IS ALLOWED ON THE MAIN ROOF TO SHOVEL SNOW! Tenant can also show you how to use the wood burning stove upstairs. Please use this instead of keeping the central heater on all day and night. There are individual oil heaters in each bedroom. Make sure nothing is around them when they are turned on and please UNPLUG THE OIL HEATERS when not in use. DO NOT leave them on when you are out of the house. NEVER LEAVE CENTRAL HEATING ON WHEN YOU ARE NOT AT HOME. HIGH ALTITUDE: Our house is at 8,100' in altitude. HYDRATE! Take it slow the first few days of your visit. Mammoth Hospital is at 85 Sierra Park Road and their number is 760-934-3311. REMEMBER TO ABIDE BY THE WINTER HEATING RULES IN THE MILL STREET HOUSE BOOK!! Propane and electric bills are extremely expensive in our resort town so please do not run the central heating all day if you are out and about. CRITTERS and BUGS - Our home is in the forest. The forest has insects and wild animals. As cool as it may be to see a bear or coyote or mountain lion, please do not leave any food in your car or leave any doors open. They have been known to wander inside homes looking for food. In the winter they should be hibernating but not always. Coyotes roam about year long so don't leave your pets unleashed on the property or anywhere here in Mammoth. We try as best we can to keep the spiders and carpenter ants at bay but sometimes they do get inside. BEAR ALERT!!!**** We are in the mountains and yes, we have black bears that wander around, sometimes on our property and sometimes they will come onto the deck to see if a window or door is open. PLEASE REMEMBER to shut all windows at night and if you leave the house. ALWAYS MAKE SURE THE DECK DOOR IS LOCKED and FRONT DOOR IS SHUT TIGHT when you leave! They are not Grizzly (brown) bears and do not eat humans. BUT do not ever put yourself in between a mama bear and her cubs. Stay alert. ** IF PROPOSING AN EXCHANGE WITH US AND YOU HAVE PETS, PLEASE NOTE THAT STACEY IS HIGHLY ALLERGIC TO CATS AND SOME DOGS. WE WILL NOT BE ABLE TO DO AN EXCHANGE IN A HOME WHERE THERE IS A CAT TO FEED UNLESS THE CAT IS AN OUTDOOR CAT.** **CLEANING FEE REMINDER OF $250.00 PAID VIA VENMO OR ZELLE**
