This is my first "real" home (as in, I bought it and live in it) so it's special for me.
The living room is spacious and sunny and opens onto a well-equipped kitchen with an oven, a microwave, an induction hob, dishwasher, electric kettle, coffee machine and of course a fridge with freezer.
Both have patio doors that give access to the balcony/terrace.
The place is quiet, I hardly hear the neighbours.
I have AC that can be useful in the afternoons on the hot days but since the bedrooms are facing in the other direction, it can create a nice draft when you open all the windows.
The bedrooms are small-ish but functional. They're at the back facing the courtyard, so it's quiet for sleeping (there is even a nice light breeze at night usually) and working.
The main bedroom has a queen size bed, and I use the 2nd bedroom as an office and a spare bedroom for guests - there is a double sofa bed.
So it's perfect if you need to work remotely - I will leave my 22 inch monitor for you to use.
The couch in the living room can also convert into a double bed - although haven't used it as such yet.
I have a large balcony with a few plants and a small table and chairs.

The area is very accessible by public transport, and close to everything:
I live close to town hall and the river Lez. There are 3 tram lines less than 5 minutes away, and the heart of the city (Place de la Comédie and the old centre, called "L'écusson") is a 20-minute walk. There is also a new-ish neighbourhood with a big park and restaurants/cafés at a 10-min walk (Port Marianne), just across the river Lez. You can find some supermarkets there too.
The closest supermarket is Lidl and it's a 5-min walk.
The neighbourhood is residential and it's close enough to everything, there is a bicycle lane on my street and the river is really close with the bicycle lane that takes you to the sea in about 30 minutes.
The train station (Saint-Roch) is a 20-min walk or 10 minutes by tram.
The Odysseum district which has a shopping centre, Ikea, Decathlon, an Imax cinema etc. is 4 tram stops away. It also takes you to the other, newer, train station (Gare Sud de France).

I don't have a TV but the beach is a 15-minute drive so that compensates, right? I also have a 22-inch monitor in the spare bedroom/office.
I will leave my bicycle in the bike shed for you to use, along with 2 locks - bicycle theft is a big thing in the city so I'd rather be cautious.
