Vintage ’70s worker’s cottage transformed into a real gem in Kawaihae (Village)

“I call this my beach shack not on the beach,” says Pattie Freeman of the charming vintage cottage she renovated in Kawaihae Village. “Plus it’s only four minutes to Mauna Kea Resort’s valet parking!”
These are some of the many perks of Pattie’s decidedly cozy digs she personally transformed into a showplace after downsizing from her previously larger house in Kohala Ranch. EZ Livin Cottage (Pattie named it) was built in 1971 for the workers at Mauna Kea Beach Resort as an affordable place to live and be able to own real estate. The little home with big potential is one of 50 old-school abodes nestled in a hidden neighborhood on the way to Waimea. And even though she can only see just a sliver of the ocean through the window of her back bedroom and front yard, the entire place inside and out feels like it’s right on the beach at Puako.
Which makes sense for Pattie, aka, “Puako Pattie,” a Realtor with Mauna Lani Realty. A longtime South Kohala kama‘aina who for years had her Vacation Rental Business office right next door to the Puako General Store. After selling her vacation rental business she has gone back into selling homes along the Kohala Coast with her new affiliation with Mauna Lani Realty.
Encouraged by her son, Pattie purchased the Kawaihae cottage 15 years ago as an investment property and rented it out long term through the years. She never actually envisioned it as a place that she would end up living. First of all, the yard had no landscaping (it was all dirt), and the thin walls had no insulation, not ideal for the hot climate of Kawaihae. The first thing she did was to install Pella triple-pane doors and windows, and then shore up ceilings with insulation.
“The triple panes really help to keep the house cool and quiet,” she said. “These used to be jalousie windows with lots of dust flowing in. I kept the original framing of some of the windows and figured out a way to create cross breezes. In the mornings and evenings, I have the house all opened up. I also added some air-conditioning units, replaced the roof, and installed solar this year.”
When it came time to downsize, Pattie tried to figure out how to make the 900-square-foot house be comfortable and spacious enough for her lifestyle. Good thing for Pattie, she’s an expert at organizing her closet and cabinet space, even creating art niches for her collections of Hawaiiana memorabilia, vintage ceramics and old-timey prints and paintings.
Her biggest splurge was the kitchen remodel. She outfitted the kitchen with leather-finish granite. For the prep island,that she uses for entertaining and a place for serving Pupu’s when she is entertaining.
“I like to be able to see things that I use every day,” said Pattie, whose jewel-tone glassware are in full view inside her cabinets. “I try to make everything pretty.”
Pattie wondered where to put her enormous four-poster bed, as it would very much overpower any one of the home’s three small bedrooms. Her daughter Jodi, who grew up in Hawai‘i, suggested the concept of the pune‘e, or day bed. Interestingly, the four-poster bed makes the perfect pune‘e for the living room, at the same time delineating space for a meditation alcove on one side and a sitting area on the other.
When Pattie is on island, works in her garden every morning savoring the beautiful views of Mauna Kea and Mauna Loa from her backyard. After expanding the concrete slab, Pattie converted the patio into an oasis for entertaining. Most all the furniture she owns has been up-cycled or repurposed from second-hand sources, like the swivel-and-glide wicker chairs she found at the Habitat For Humanity Re-Store in Kailua-Kona(Waimea).
“I’m the original recycler,” she said. “I’m always looking for deals.”
For Pattie, living in Kawaihae brings her much joy. The peaceful surroundings fit her busy yet chill lifestyle, with her office and clients just a few minutes away. It also allows her to travel many months during the year.
This place is perfect for me. It’s my little sanctuary. I can even sit outside at night and look at the moon.”

Kawaihae Village was built in 1971 for the workers of the Mauna Kea Hotel. There are 50 small homes in this enclave. Some have been upgraded but some are still fairly original. You can expect quiet and peacefulness in great location and the cottage and gardens will be your own personal retreat.
