Newly painted and carpeted, swimming Pool home in quiet Private gated community with tennis courts, pickle ball, basketball, and more. California king sized bed in the master bedroom suite With private bathroom. Queen sized bed in the upstairs guest suite With private bathroom. Queen sized wallbed in downstairs guest suite with private bathroom. 2 kids bedrooms upstairs, one with bunk beds, Twin on top of twin and the other bedroom with a twin bed. These 2 bedrooms share a bathroom. 4 pull out sofa sleepers in the living Room /great Room /game Room common area downstairs.

Hiking, biking, golf,tennis, swimming, lounging, dining, dancing, all close-by! Homeowners association will not allow any additional guests so please let us know how many total people will be on the property at any time during your stay. Since this is our primary residence, we prefer to exchange for longer periods of time since it takes us quite a while to pack up our personal things and have to get it professionally cleaned and areas sanitized Before & After your stay. Although we expect you to leave our home clean as you saw it when you arrived, we kindly ask that you pay a portion of the cleaning which would be $400 unless we are doing a reciprocal exchange with a house of similar size and we decide beforehand to each be responsible to clean each other's homes upon checkout to the condition we found it or better.. Thank you! Welcome to your home away from home! You'll love the space, Newly painted and Carpeted, beautiful pool, spacious yard, billiard table and more! 5 bedrooms, 5 bathrooms. Enjoy your morning coffee in luxury with Organic espresso from the Jura Swiss craftsmanship machine, Nespresso, or alkaline water from the kitchen. Relax on the outdoor patio furniture surrounding the pool area. This home offers privacy in a quiet, gated community with large grassy area, basketball court & 2 tennis courts just down the street. Sidewalks line the cozy lighted streets of our community, your home away from home. Room for 6 cars max in the driveway (No street parking, please). If we are exchanging with auto, we can work out those details together.

- We live in a Gated community with an active Home Owner's Association and neighborhood watch program that will report any nuisances, loud noises or suspicious behavior. No loud parties, excessive alcohol use, smoking inside, pets or damage to anything on our property please.
- Pool is not fenced in so we cannot be liable for any accidents in general, including any related to the pool area. If you have children you must be near them at all times when they are outside so they are never unattended.
- Use of the trampoline is not permitted. It is locked to avoid potential injury.
No Glass near the pool area as it can cause permanent damage to the pool equipment.
You agree to report even the least of damages immediately via text or phone call to our contact #.
This is our permanent home year round so we have some personal items that we ask that you respect and do not handle.
We will have the same respect for you and your items and return to you anything left behind.
No more than 10 guests permitted on property at any time for any reason unless the $99 Per additional person per day is paid for in advance. If you have already checked in and need to add more people just call or text us so we can confirm that we have received the additional payment first in order to avoid breaking the house rules which will result in immediate removal from the property.

WAIVER OF LIABILITY: You understand use of pool/spa is at your own risk and that special risks may be involved in using the pool/spa. You accept full responsibility for any bodily injury arising from use of the pool/spa and hold owner harmless. You understand there are potential dangers that the pool/spa may present to children who are not carefully supervised, as well as the danger to any person using the pool/spa, or if a person has health risks, or if a person uses the pool/spa while intoxicated or using any kind of drugs or medication, or pregnant. You agree to explain the risks of using the pool/spa to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guests for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of hot tub/pool & or any other use of our property.
Hot Tub/Jacuzzi/Pool is not heated unless prior arrangements and payment have been made in advance to cover heating costs.
