Whether you’re planning a romantic getaway or a family gathering, this three-bedroom, three-bath oceanfront condominium will leave you wishing for more time. Our home is within the gated, resort-like grounds of the Minorca condominium complex, the most luxurious setting in the charming beach resort town of New Smyrna Beach, Florida. (More on that to come.) The town is a short drive from major airports and attractions like Disney, Universal, and Kennedy Space Center. And the condo is a five-minute walk (over the dunes) to the Atlantic Ocean in one direction. A five-minute walk to the Intracoastal Waterway (watch for dolphins, manatees, sea turtles, and sea birds) in the other.
But first we have to talk about the views, because you might not want to leave the house. We’re on the eighth floor in a nine-story building. It’s the ideal height for scoping out boating activity through the nearby inlet or the surfers enjoying the best waves in Florida. We have binoculars and even a decent telescope for your viewing pleasure. And this isn’t one of the tube-shaped floorplans you’d find at a hotel or most condos with only one good view. Our place has more of a circular pattern, which means you’ll have a different view of the water from every room!
Next, you’ll want to know who’s sleeping where. Be sure you claim the large master bedroom, which has a king-size bed, TV, and a balcony that looks west toward the Intracoastal Waterway (locals call it the river) and some amazing sunsets. Cool breezes off the ocean will keep you comfortable even in the summer. You also have an en suite bathroom (renovated in the fall of 2023) with double sinks, a clawfoot tub, and a shower big enough for double rain head shower heads.
Got another couple staying with you? The second bedroom that we use as an office has a built-in Murphy bed equipped with a top-notch queen-size mattress. It also has a desk with a computer monitor and a TV, though it’s not easy focusing when you have views of the condo’s four clay tennis courts and resort-style pool and clubhouse just outside. Another two can sleep here. This room also has an en suite bathroom with a shower.
For the kids or a large family group, we recommend the “bunk room”: built in, queen-size bunk beds that comfortably sleep four. The room also has a desk and a computer monitor you can plug in to if you want a wide screen for checking in with the office. A third bathroom (no shower) is adjacent to this room.
Now let’s talk food. You’d need to stay here a month to sample all of the good—and locally owned—restaurants in New Smyrna Beach. We’ll cover that more fully in the next section. But the best dining views in town are right here. We have a modern kitchen that’s great for entertaining. Oversize Sub-Zero refrigerator, Viking stove, and a drinks cabinet that includes an extra ice machine means you don’t have to go out. And don’t pity the chefs; they will have a view of the ocean while they work. You also have an electric grill on the unit’s larger balcony that overlooks the ocean and benefits from natural air conditioning via the sea breezes. If you get goosebumps while sipping a cocktail following even the hottest summer days, don’t say we didn’t warn you to bring a long-sleeve shirt. If you don’t enjoy dining al fresco, we have a table inside and a breakfast bar.
After dinner, if you aren’t tempted by a nighttime beach walk, a dip in the resort pool, soak in the hot tub, or tennis match under the lights, you can relax in the great room. It’s equipped with the biggest television and lots of comfy places to sit. Access streaming services or choose from an old-school collection of DVDs.
Some other niceties:
We work from home, so the Wi-Fi is fast and reliable. As mentioned above, we have plenty of places for you to set up to do whatever work can’t wait until you get home.
We have a laundry room with a front-loading washer and dryer.

New Smyrna Beach is a charming, unspoiled Florida beach town. Our beaches offer the best surfing in Florida. Our inlet (which you can see it from the living room) means we have some of the best fishing, both deep-sea and in the Intracoastal Waterway.
But let’s start with the Minorca condo complex itself. While staying here, you’ll have access to a resort-style pool with plenty of lounge chairs and a hot tub that you can see from the bedroom balcony. Adjacent to that are four lighted clay tennis courts, acknowledged as the best in the county.
The resort-style, Wi-Fi equipped clubhouse houses a gym. It’s the only one I need because it has treadmills (though it’s better running on the beach), ellipticals, and exercise bikes, a full rotation of weight training equipment, along with benches, free weights, mats, and exercise balls. The clubhouse also has shower facilities and saunas. Across the breezeway from the gym is a formal clubhouse that includes a billiards table, games tables, and plenty of lounging space.
To the north, walk five minutes to enter Smyrna Dunes Park, a county beach park with a 1.5-mile wooden boardwalk over the dunes, a dog beach, plenty of picnic areas, and views of the inlet (and lighthouse, just across the water in Ponce Inlet).
To the west, walk five minutes to the Intracoastal Waterway and dock access for fishing. A clubhouse has an outdoor grill and a ping-pong table. We like it best for evening strolls. Watch the sunset and boating activity from the dock. And keep a sharp eye for manatees, sea turtles, sea birds, and especially dolphins. We see them almost every day!
To the east, a five-minute stroll on the boardwalk across the dunes takes you to the beach. We have a wagon that’s handy for carting coolers, a sunshade (better than an umbrella!), and assorted beach toys, all provided. We also have a surfboard and boogie board if you’d like to test the waves. We have two bicycles on-site, and it’s easy to ride on the hard-packed sands of our beach—and it’s only two miles to Flagler Avenue and some of the town’s best restaurants (plus surf shops, ice cream places, and bars).
So let’s talk about those restaurants. You’d need to stay a month to sample all the good restaurants here—all of them locally owned (if you like chains, see Orlando or Daytona Beach). We’ll leave you a list of recommendations, but I’ll highlight two here to demonstrate the range.
1. Breakers is one of Florida's best beach bar/restaurants. You know the adage that the quality of a restaurant’s food is inversely related to its views? Not at Breakers. Its foundation is literally built into the sand next to the main beach access point in town. Sit at the ocean-facing bar, and you won’t find a better view of the waves. How about the food? The Breakers burger has been rated among the best in Central Florida going back at least to the ’80s (maybe longer, but I’d hate to date myself). It’s close enough to walk on the beach or a 10-minute bike ride.
2. SoNapa Grille (despite the California-flavored name) exemplifies Florida fine dining (which means socks are optional, though if you insist on flip-flops, you should stick with Breakers). The owners (friends of the family dating back to high school!) have a thing for California wines, and you will too after you visit. The food is top-notch too. This is usually our first choice for out-of-town visitors or family celebrations, though several others in town rate just as high, including a few tapped by Guy Fieri on a recent visit—he didn’t stay long enough to sample them all!
Along with all the beach-town activity on Flagler Avenue, you’ll find more small-town charm on Canal Street, just over the bridge on the “mainland.” (We are on the “North Beach” side of the barrier island.) It’s got more restaurants, art museums, and boutique shopping if you’re looking for more than T-shirts and surfing garb.
Moving beyond our lovely town, New Smyrna Beach is a convenient location for sampling the best of what east-central Florida has to offer. A few highlights:
*The Disney and Universal theme parks (and other Orlando attractions) are 90 minutes southwest.
*The Kennedy Space Center is about an hour south (though if there’s a launch, you’ll be able to see it from our balcony!).
*The Daytona International Speedway, home to the Daytona 500, the Rolex 24, and Bike Week, is 30 minutes north.
*Blue Spring State Park, where you can see a hundred manatees at a time in winter, and snorkel a pristine spring run in warmer weather, is about 45 minutes west.
*DeLeon Springs State Park offers a huge spring-fed swimming hole, canoeing, hiking, and—best of all—the Old Sugar Mill Pancake House about 45 minutes west.
*St. Augustine, the nation's oldest city, and all its history is about an hour north.
