What you will love about this home
Our home is in a terrace, built in 1925, with a small, private and sunny garden at the back. It is in the Trinity area, in the north of the city, it is quiet and residential with a mix of families and retired people, There is unrestricted free parking on the street outside the house and no passing traffic. Our area has an excellent bus service into Edinburgh city centre (10-15 mins), or if you can walk there in about 30 minutes. We are right in the centre of the North Edinburgh cycle path network, so great for walking, running, or even cycling. It is about a 15 minutes walk to the Botanic Gardens. The location makes it easy to get out of the city to explore further afield, to the highlands or elsewhere in Scotland.
The house is split over 2 floors. On the ground floor there is an open plan living room with a bright kitchen/dining room extension which opens onto a small, south west facing, private garden which gets the sun in the afternoon and evening. There is a separate small sitting room with a sofa bed suitable for one adult. There’s a shower room on this floor.
Upstairs there are three bedrooms; 2 with king sized beds, the third has a single (twin) bed. On this floor there is a bathroom with a spa bath.
The kitchen is bright and has French doors to the back garden.
Both bathrooms are family bathrooms, neither are en suite. One has a walk in shower, the other has a spa bath.
The house has central heating throughout and underfloor heating in the kitchen and downstairs bathroom. The main living room also has a living flame gas fire which adds a welcoming focal point on colder days.
There is fast wifi throughout and cable TV with Netflix.
We have a travel cot for infants.
ACCESSIBILITY
Although the house is not fully accessible, it is suitable for someone with restricted mobility. There is a downstairs sofa bed and downstairs bathroom with a walk-in shower which has a grab rail and a shower stool. We can lend you a walking frame, for indoor use only. There is a single step into the house, one step between the kitchen and living room, and a small step into the shower. Please ask if you have any questions about accessibility.

There are a few small shops, some cafes and a superb Indian restaurant within a 5 minute walk. There are large supermarkets within walking distance, or a short bus/car journey away. There is an excellent bus service into Edinburgh city centre (10-15 mins) or you can walk there in about 30 minutes.
