What you will love about this home
I adore my home. I spend a lot of time in the garden and the pool area and I love the quietness and tranquility of the neighbourhood. The house is very private and not overlooked by any neighbours, The vista is just trees, my garden or the park across the road. In the winter the sun streams into the north facing windows warming the house naturally and the wood log fire keeps you cosy at night time.
Situated in the small coastal town of Augusta, 3.5 hours south of Perth, Western Australia, this modern 3 bedroom home is in the ultimate location to take advantage of all the attractions located in and around Margaret River and the south west of Western Australia. The Margaret River area is world renowned for its wine and vineyards, many of which boast gourmet restaurants as well as its beaches, caves, surf and windsurf spots.
Luxurious, modern and spacious, this 4 year old, 3 bedroom/two bathroom house is located in a whisper quiet location. Facing across to a park, its native gardens and stunning pool enhance the ambience of resort style living. The main bedroom with ensuite bathroom and walk in robe has a queen sized bed. The children's room has a set of king single bunk beds and the 3rd bedroom has 2 single beds that can be converted to a king bed. Additional features are built in robes to all bedrooms, solar hot water, solar roof panels, a gorgeous and efficient wood fire, separate theatre room and easy care bamboo floors. There is a a well maintained garden and orchard in the rear yard., a double garage, a north facing deck overlooking the sparkling pool which plays centre stage. Unfortunately, as I am looking for a winter exchange I don’t suppose it will be any use to guests.
I have a small Cavoodle dog, 18 months old, who may stay in the house if you are amenable to that idea. Being part Poodle he is hypoallergenic and doesn't drop hairs. He needs a daily walk and feeding. and he adores being in the company of people. The garden may need an occasional water.
I am looking for an exchange in southern Europe (France/Spain/Italy/Greece) for a minimum of 3-4 weeks anytime between 01 May and 31 July. I am flexible on dates. The Australian winter is a wonderful time to go sightseeing, visit the wineries, go on a whale watching cruise or walk the Cape to Cape trail
SO ... if you need to feel re-invigorated in a pristine neighbourhood away from the hustle and bustle, set your sights on doing an exchange with me.

What you will love about this neighborhood
Augusta is raw, wild and virtually unknown. It is located on the most south western tip of Western Australia where the Indian and Southern Oceans meet and it is recognised as one of the world’s biodiversity hotspots. See: https://atlas-for-the-end-of-the-world.com/world_maps/world_maps_biological_hotspots.html
Relish the unspoilt natural beauty of Augusta’s Blackwood River where you will often see a pod of dolphins chasing today’s catch. Visit its vast pristine beaches and magnificent towering Karri forests close-by. Swim in beautiful Flinders Bay, the white sandy beach which has granite rock outcrops at the water’s edge, reef and boulders about 50 meters offshore, and a clear sandy bottom in between.
There are plenty of exciting attractions to suit everyone from venturing out on spectacular whale-watching ocean expeditions (June-August), exploring unique and enchanting caves, sampling outstanding world class wines and award winning restaurants, visiting the famous Leeuwin Lighthouse, viewing inspiring galleries, swimming, cycling or walking down to Colourpatch Bay to catch a glimpse of the dolphins, Stand Up Paddleboarding, birdwatching, OR you can just relax, unwind and soak up the atmosphere.
