What you will love about this home

A modern house (construction 2021) designed around 3 principles: integration & enhancement of nature; optimization of common living spaces; and energy efficiency.
The surrounding nature (mainly a deciduous woodland) is an integral part of the decoration thanks to the generous windows of the open area of ​​the ground floor. The South orientation provides magnificent light and above all allows excellent passive solar heating, supplemented if necessary by the concrete slab with underfloor heating and the insert type wood fireplace.
No underlit and underused basement, here we like living together. The first floor is composed of a large master bedroom with office area (overlooking the terrace still on the south side), 2 children's bedrooms and a guest bedroom (photos to come), all of which open onto the 4 . on a living area, with library, sofa bed and above all... too many Legos :))) There is a small bathroom for children with WC/sink/shower (photo to come) and a larger one master bathroom (connected to the bedroom by a walk-in closet/dressing room) with free-standing bath overlooking the forest.
On the ground floor, you will also find a small bathroom (wc+sink), and laundry room/laundry room with washing tub, very practical when you come back from hikes that are a little too muddy. And a large garage for paddle-boards, bikes, quads, climbing equipment, snowshoes, etc...
Board games, toys, comics are for children aged 6 to 12 approximately, some musical instruments also available. Fully equipped kitchen. Purists will say that it lacks a wine fridge, however. And sorry, no Spa (jacuzzi) yet...

What you will love about this neighborhood

The house is ideally located between Lake Brompton and the large forest belonging to Mont Orford Park. Several hikes can be done directly on foot from the house (Mont Cathédrale, Ely stream, Lake Larouche and Larouche cliff trails), and Lake Brompton is also easily accessible via a private access, located approximately 4km from the house (on Chemin du judge, 15min by bike). At this access, some picnic tables, a play module for children and above all pedal boats, kayaks, canoes, paddle boards are available free of charge (presence not guaranteed because there are several co-owners who benefit from it, but generally there are always what to do!).
3km from the house, the private beach of Camping McKenzie (paid access, refer to their website) is more suitable for swimming (supervised beach).
3 minutes by car by road (or 45 minutes walk through the forest from the house), the Larouche cliff will also delight climbers of all levels (numerous routes, mainly top-roping with around 40 anchors at the top of the wall accessible via an easy trail).
The house itself is in the "2nd row" of Chemin des Baies (so not directly on the lake) on a small road with very little traffic (residents only) but very well paved (perfect for rollerblades or scooters) which runs along the lake Brompton, very pleasant for jogging or digestive walking.
In winter, snowshoe and fat-bike trails are nearby, and there is a fat bike rental base 5 minutes away by car. No mountain bike or cross-country ski trails in the immediate vicinity of the house yet, but...

A 25-minute drive away, you will be in the heart of Parc du Mont Orford, one of the outdoor hotspots in Quebec (alpine skiing, cross-country skiing, hiking, cycle paths, water activities, camping, etc., etc.) .

Gastronomic level, 10 minutes by car, the small village of Racine is renowned for its cheese dairy which has won several awards, as well as its Locavore market of local producers and artisanal products. The atmosphere there is really warm.

Valcourt and its industrial flagship BRP (Skidoo snowmobiles, Sea-Doo jetskis, Quads, Motorcycles) is 15 minutes away by car, the Bombardier museum is also worth seeing.
