What you will love about this home
Our home is a cozy, comfortable, artsy bungalow with a beautiful outdoor living space. It is our retreat away from it all, centrally located on a tree lined street in the Magnolia Park neighborhood of Burbank California.
The street and neighborhood are quiet with plenty of street parking. It’s a family-friendly neighborhood with sidewalks, as well as a playground less than a mile away.
Perfect for a small family with younger kids, we have one bedroom with a queen bed and a second with a set of bunk beds. The bathroom is situated between the two bedrooms with a bath tub.
The large galley style kitchen is book ended with a lovely granite countertop. Perfect for breakfast, lunch, working from home or snacks before dinner. We cook a lot. The Kitchen has a 5 burner gas stove with a center burner for a griddle (yum pancakes). It is equipped with cast iron pans, the usual assortment of pots, a wok, an insta pot, Kitchen Aid Mixer and Blender.
The house and patio area have fast WiFi.
There is a small backyard with seasonal lime and orange trees.
The large capacity washer and dyer are located in the garage and are shared with the tenant in the back Studio apartment.
There are also 2 friendly cats to keep you company.
Enjoy outside grilling and meals under the pergola. Coffee in the morning with the humming birds or an evening supper.

We live in the Magnolia Park neighborhood of Burbank, CA. It is centrally located near many Sounthern California attractions. Our home is walking distance from restaurants and shops, 10 minutes to Universal Studios theme park, 2 blocks from the Warner Brothers Studios, 30-60 minutes to the beaches, a mile from the freeway entrance (The 134, 5, and 170 freeways are all close), 15 minutes to the LA Zoo and Travel Town in Griffith Park, 10 minutes to the Burbank airport, 2 blocks from the Chandler bike path and SO much more!
Magnolia Park is a diverse neighborhood. It’s full of single family homes and a few small apartment buildings. Being surrounded by the studios and post-production facilities, it’s like the blue-collar neighborhood of the film and TV industries. Slightly upscale, but not pretentious, people say hi when you’re walking down the street. Many people in the neighborhood work in the “industry”.
We are 2 blocks from the famous Porto’s bakery (get there before 8am to avoid the lines). And if you’re a synthesizer lover, you can’t miss Perfect Circuit- possibly the best synthesizer and electronic music store on the planet.
There’s a city pool about a mile away at the Verdugo Recreation Center. It’s open all year for lap swimming, and in the summer there is recreational swimming and a splash park for the kiddos.

Please note that RVs and other large vehicles are not allowed to park on the streets in Burbank without a permit.
We also have an ADU (accessory dwelling unit) in the rear of the property. We have a long term renter in the unit who works in the local ABC station. She’s extremely nice and very quiet- we really only see her when she brings the kids treats from her favorite bakery! We also share the laundry room with her.
The cats will need to be fed wet and dry food once to twice a day, fresh water daily, and the litter box cleaned twice a week. The small tabby is named Ella and she likes to go in and outside. We call her our neighborhood greeter. The big black and white one, Bop, prefers the inside life and loves ear scratches.
