In 2025 we are specially looking for exchanges to US (winter) or northern parts of Europe (summer) and are very happy to discuss options with you. All datas are open for these swaps.
All others, please check before contacting our calendar for availability. I keep the calender up to date. Please also carefully read the informations about the cleaning fee and the tourist tax obligation as listed below before applying.
If you are 6 persons or less and find our family dream Appartement too big, maybe our other Appartement "Cosy Nook", listed on HE suits your expectations.
Our family dream Appartement is centrally located in the midst of the family resort of Bad Kleinkirchheim. It comprises three apartements with 160 m2 in total , hosts 15 people (12 adults + 3 children under 3 years), has 5 bedrooms, 3 kitchens, 3 bathrooms, 2 balconies and 1 terrace. They are situated on the top (3rd) floor and have an exclusive private access by elevator and are connected by a private floor.
Therefore it is the ideal place for families, friends and groups traveling together, yet having some privacy.
There is a sperate skistorage in the cellar and a ski boot warming reck, which is for the exclusive and shared use for the three Appartements only.
You book all three apartements in total as a private unit.

Our Family dream combines three apartements (160 m2/13 People + 3 kids under 3 years): 378 GP. The three Appartements are seized as follows:
1) Coys Nest/App. 1 (65 m2/6 People)
one master bedroom (2 people), one bedroom with bunkbeds (2 children) and baby cod, one more bedroom (2 people), an open kitchen with an integrated living room, television, internet, balcony, one bathroom with shower, washing machine and toilet.
2) Cosy Studio/App. 2 (40 m2/2 People):
one master bedroom (2 people) with integrated living room, television, internet, one bathroom with shower, washing machine and toilet, a small kitchen corner and integrated living room, balcony.
3) Cosy Loft/App. 3 (55 m2/4 People)
one master bedroom (2 people), an open kitchen with integrated living room with sleeping possibility (2 people), television, internet, one bathroom with shower, washing machine and toilet, terrace.
+ 3 kids under 3 years, sleeping in your double beds, one baby bed available on request
+ one guestbed, flexible
As it is our holiday appartement we have helping hands to make your holiday comfortable and ensure the same cleaning level to all our guests. Our cleaning fee is as follows per stay is 540 Euro for all three Appartements, splitting up into App. 1: 240 Euro, App. 2: 120 Euro, App. 3: 180 Euro payable to our account upon arrival according to HE policy. Account informations will be send to you two weeks before your stay latest.
We are open for GPs or swaps, preferably with secondary home holders for flexibility of agreeing non-reciprocal exchanges. We are open to discuss any ideas you have.
Please note that in winter season we can only accept bookings on a saturday to saturday basis.
We are partners of the ski lift company in Bad Kleinkirchheim as we pay annual contributions. Therefore we are happy to pass on any price advantages we are granted exclusively, A stay with us will give you advantage of reduced prices for Skilift tickets or thermal bath & spa entries according to the seasonal availability. All amenities are nearby. The supermarket is 10 minutes walk. Ski rental is just opposite. There are two restaurants close to the apartment block. The "Dorfwirt" offers local Austrian food and there is an italian restaurant, as well as a café "Sporting" in the same complex. And many more options in town.
Dogs are welcome if they are well educated, don’t sleeping beds or couches and if they are not left alone in the appartements as their barking might disturb other guests. An extra cleaning fee of 200 Euros per stay applies.
The appartement(s) are equipped with everthing you need, f. ex. linnen, towels, plankets etc. If you need extra towels for swimming or sauna, please let us know in advance. Please leave the apartement in a good and clean condition. Our cleaner`s main task is to care for high hygiene standards.
Regisitration/Check in/key collection
The keys can be collected at our administration office in town. To easen the registration and according to the Austrian tourism law your full names, birthday and home adress are needed from all persons travelling with you. Once the exchange is confirmed I will send you the registration form, latest some weeks before your arrival.
Cancellation policy: We understand, that there might be reasons for cancelling your stay. We will always try to find a solution but can’t cover your individual risks. Please understand that in high season we are unable to refund GPs once agreed.
Important to know: The village of Bad Kleinkirchheim requires a tourism tax to be paid in cash when you arrive and collect the keys.
It amounts to 2,70 per day and adult, and 0,50 Euro per day and child. Prices as of 2024, might be slightly higher in 2025.
You want to book only one appartement or reduce your cleaning fee?
Until summer 2024 it was possible to book one of three Appartements individually by simply adjusting the GPS and cleaning fees within one account as I only accepted in one exchange by its time. According to HE-policy this is not possible unless I open individual accounts for each appartement, thus creating an incredible administrative effort for us. Thus we regret that we can´t offer this flexibilty any more.

Our apartment is centrally located in the midst of the family ressort Bad Kleinkirchheim. The lift station as well as the cross country skiing are within a 5 min. walk. The village Bad Kleinkirchheim (BKK) is situated close to the protected biosphere park of the „Nockberge“. The name derives from the special shape of the mountains which are formed like dumplings. The famous and longest mountrain trail for mountain bikers is just opposite.
If you like to explore more skiing aereas, Turracher Höhe (21 km, 25 Min. by car), Nassfeld (77 km, 1 h 30 min by car), Großglockner, the highest mountain of Austria (138 km, 2 h 15 min by car), Katschberg (62 km, 55 min by car) are destinations worth seeing. Ice skating on the lake Weissensee may be a great experience, if the lake is frozen.
In Summer it is an ideal starting point for your excursions, trips or mountain experiences. Swim in one of our 200 lakes in Carinthia, do wonderful walks/hikes in the nature reserve of the "Nockberge" or enjoy the cultural offer. The „Nockalmstraße“, a pass road, is a challenge for cyclists.

From 20 th of december 2025 to mid march 2025 and 20 th of July 2025 to 20 th of august, these timeslots are exclusively reserved for offers from our dream destinations, skiing ressorts in US, Switzerland, Italy or France. In 2025 we plan to go skiing in US, and would be more than happy to find exchange partners.
