What you will love about this home
Our holiday home in the Tarn et Garonne is suitable for swaps in the summer months. An exchange need not be simultaneous, in fact we prefer it. The house is situated in a small hamlet overlooking a valley and nestles into the hillside below the garden and pool to the rear and over sloping woodland to the front. The sitting/dining room (12 x 5 m) features a fine chimney breast with wood burning stove, a handsome open staircase and French window leading to a balcony seating 4 overlooking the valley. There is an extending dining table seating up to 14.
There are lots of books, games and binoculars, together with hi fi, record player and for the rainy days there is a satelite tv with English freeview. The property has an internet phone and wifi access. There are glazed doors leading to the terrace and doors leading to a balcony to the side and another overlooking the view. A glazed door leads to the kitchen which features exposed beams, a dry stone wall and red brick chimney breast with wood burning stove. It is well equipped and includes fitted units, a dish washer and duel fuel cooker. There is a table that seats 6. There are two bedrooms on the ground floor and two upstairs.
All of the bedrooms are ensuite and spacious. Three of the bedrooms overlook the view
The mezzanine bedroom has a Juliet balcony and the fourth bedroom overlooks the terrrace. The pool is 8 x 5 metres with tiled terrace overlooking the view. It is surrounded by a safety fence and self locking gate. We have French neighbours immediately to our left and close by on our right. We have a good long term relationship with them but respect each other's privacy. There is a terrace facing the pool and garden which is mainly laid to lawn with fruit trees, mature shrubs and rockery. There is a Weber bbq on the garden terrace at your disposal.
The house is not suitable for children under five due to the open staircase but a cot is provided for babies. There are gravel steps leading down to the house and therefore not suitable for wheelchairs. The nighttime skies are amazing!

What you will love about this neighborhood
This is rural France. You will not find sophisticated restaurants, nightclubs and theatres. You WIiLL find fantastic organic produce at the local markets of which you can find any day of the week amongst the surrounding towns and villages nearby. The main wine regions within easy distance are Cahor and Gaillac. This is Cathar country where there are many interesting bastides to visit - notably Najac, Cordes, Bruniquel and Penne. Albi is worth a visit for the sight of its monumental cathedral and the childhood home of Toulouse Lautrec. Throughout July and August there are agricultural and musical fetes, firework displays, antiques fairs and Son et Lumiere productions. The nearby Aveyron Gorge provides outdoor sports. We have enjoyed many walks in the immediate area, in the Foret de Gresigne and the Aveyron Gorge. The canoeing has been the source of much amusement!
Toulouse, although one and a half hours away is well worth a visit and it is possible to do so by catching a local train from the small unmanned station at Lexos - the journey alone is a treat! For a visit even further afield you may not want to miss out on the fantastic Viaduct at Millau - it is about three hours drive - but spectacular! Our local medieval town of St. Antonin Noble Val, featured in the film Charlotte Gray has winding cobbled streets, a fine covered Halle, several cafes, a small supermarket, period cinema and arguably one of the best markets in the region which takes place every Sunday.
St Antonin Noble Val has been the desired location for two films - "Charlotte Gray" a wartime novel by Sebastian Faulks starring Cate Blanchett and more recently "A Hundred Foot Journey" staring Helen Mirren and the now sadly missed Om Puri.

- Day tripping: Gaillac, Cahors and Fronton vineyards. Bastide villages of Cordes, Bruniquel, Puycelsi, Castlenau de Montmirail and Penne. Visit the home of Toulouse Lautrec in elegant Albi. Toulouse - go by train from a local unmanned station - a wonderful journey in itself.
