OUR HOME:
Please note that we are NOT able to swap over November/Christmas/Jan/Feb/March period.

Our house is STRICTLY NON SMOKING and NO parties.
With 3 levels of stairs with glass balustrading, and no level back garden, it is not suitable for children, and so we prefer adults only.
Located just a few minutes from beautiful, safe, sandy surfing beaches and overlooking the fabulous Pittwater waterway.
Entry to our home, which is all renovated inside and out, is down a few steps through a tropical garden with glimpses of the waterways below. The mezzanine entry leads down a few steps to a large open plan lounge/dining / kitchen/family eating area. From the lounge and dining areas you can see panoramic views of both Pittwater and the Pacific Ocean with coastline looking all the way to the North Head of Sydney Harbour, and also from all bedrooms.
The lounge/ dining area has soaring 6 m high ceiling, features a slow combustion wood burning fireplace plus gas heating, and reverse cycle aircon.
There is a large flat screen Smart TV, and Wifi is available.
The brand new kitchen has stone benches, Italian Ilve gas cooktop and AEG appliances , plus a Miele dishwasher and an espresso machine. At the large island bench is a family eating area looking out to the views. Adjacent is a guest bathroom and laundry.
Leading out from this large open plan level is a huge semi-covered deck with gas BBQ and 2 outdoor table settings, all overlooking stunning water and coastal views. Watch the local sailing boats while you sip a drink and enjoy the views all around.
Upstairs is the large mezzanine bedroom, only up a few stairs. It has a full marble ensuite bathroom with double shower. There is a small deck off this bedroom, also with stunning views of the water, perfect for a Champagne whilst watching the sunset.
Downstairs on the lower level are 2 large guest bedrooms, a renovated bathroom with bath, and a large family room with flat screen Smart TV , desk and laptop computer, plus gym equipment. Again all rooms have large windows with fabulous views. There is also a small deck off this room too, leading down to the back garden.
A Lexus 250 sedan may be available for a swap.
We are meticulous with our home, as you would expect us to be in your home too.

There are numerous cafes and restaurants in Newport and locally, with Thai, Australian Modern fusion, Indian, Vietnamese, Chines, Japanese and Italian styles to choose from.
We love this area for its world class walks with panoramas over the Pacific Ocean and glorious Pittwater Waterways. There is easy access to many scenic walks, many great safe surf beaches, cafes & restaurants aplenty, plus stylish shops, supermarkets (5min drive or 10min walk), and 2 cinemas, 6 local golf courses, as well as 2 yacht clubs with great restaurants on the waterfront (5 mins drive) and beautiful safe sailing around the Pittwater waterways. You can hire a boat or a kayak.
NEARBY:
In 20 mins- there is the wonderful scenic National Park of Ku ring gai, with postcard panoramic views of Pittwater and the whole coastline. Here there are many walks surrounded native flora and fauna.
You can catch a ferry from Palm Beach to the Central Coast; Patonga ( with trendy cafe/restaurant), Ettalong or right up the historic Hawksberry River.
We have a very good local live theatre, called Glen St, 25 mins drive away with year -round plays and music on offer.
Half an hour will see you in Manly from where you can take the ferry across the world's most beautiful harbour to Sydney City.
For anyone visiting Sydney for the first time this is an unforgettable experience as the ferry passes within touching distance of the iconic Opera House and Harbour Bridge.
Alternatively, in 40minutes (off-peak by car or bus) you can drive to the City and enjoy all the culture, history and delights Sydney has to offer.

Our home is situated right in one of the best areas of the Northern Beaches- safe, beautiful scenery, and walking / biking paths to get out and enjoy it.
Newport is home to a great safe surf beach, patrolled in the swimming season, and next door to many others with clean blue water and patrolled beaches also.
The walking biking trails are extensive, and we are on the Great Northern Walk from Sydney City and goes about 150 kms to Newcastle city, north of us, mostly hugging the coastline.
The local eateries are mostly focused on Asian or fusion Asian /Australian , but there are Italian, Greek , French etc also nearby.
There are cinemas in Avalon ( 8 mins drive) and Warriewood (12 min) , good local shops with supermarkets, clothing,, cafes aplenty, restaurants, doctors, dentists, pharmacies, opticians, etc
Good local public hospital and large new Northern Beaches Hospital (public or private) are nearby.
- Buzzy restaurants: Char Rice Noodlebar, (Thai), The Cheer Factory (Indian), Lucky & Peps, ( Family Italian.
