クロテン 小屋 (Kuroten Cottage) is our (second!) little mountain cabin near Niseko Japan. You've probably heard that Niseko has some of the best and most consistent powder snow in the world. Obviously, it's a great place to come skiing, snowboarding or snowshoeing.

Niseko is also lovely in the summer, especially for activities such as fishing, cycling (road and MTB), rafting and hiking. We have an abundance of nearby onsen (hot springs) and we're close enough to all off the buzz of Niseko and Hirafu for dinners out... but far enough from the madness to be a real escape.

We own Kuroten as both an AirBnB style rental as well as an 'overflow' for when we host other families at our main cabin in the area; we have our main cabin (Kamoshika Cabin) listed as well. Kuroten is available for occasional exchanges and for rental. If you have a really big group then take both... They are about 3 mins drive from each other. We have a cleaning team available and so a stay at Kuroten can be pretty easy in terms of check-in/out and we will need to ask for a cleaning fee to get ready for our next guests... There may be a few chores to do, especially a bit of snow clearing; "one man's blessing is another man's burden" I think they say.

Between Kuroten and Kamoshika we've got lots of toys for activities; bikes, skis, boards, canoes, fishing gear etc... We'll provide a list to help you plan. We're about 6 minutes drive from the ski field and about 20 minutes from the big town of Kutchan.

You will need a car when staying at Kuroten. These are easy enough to rent at Sapporo airport. It SNOWS here... A LOT so you might be driving snow if you visit in winter but please be reassured that cars all have full winter (studless) tires and generally 4WD. We have an 8 seater 4WD van with a roof box that lives in the long term parking at the airport which may be available on a case by case basis... It's about a 2 to 2.5hr drive from the airport to Kamoshika.

Kuroten has a master bedroom and three single beds in the loft. There is also an office and so Work From [Ski] Home is really good option for Kuroten guests. The office can also be turned into another bedroom for two more people with foldout beds. But, as a rule, Kuroten is ideally suited to a single family.

What you will love about this neighborhood

Our house is in the Yunosato subdivision... The subdivision was established in the early 1970s, complete with tennis courts, hiking trails and other amenities. This was at the time when Japan could see endless economic expansion in its future...

...then they forgot to have babies, and that being a bit of a requirement to keep growing your population and building lots of houses... Yunosato never really took off...

So, on the map, Yunosato looks like an expansive and manicured subdivision but when you get there you'll find that it's largely returned to nature and Kuroten Cottage sits right at the [dead] end of a very quiet little road in the middle of the subdivision. You can walk straight out the back door to go hiking, snowshoeing and cycling. Yunosato is an amazing place to explore. It's minutes drive from skiing, half a dozen hot springs, ski touring and great fishing. The nearest restaurants are about 4 minutes drive. We have an amazing onsen ♨️ (hot spring) about 5 mins drive down the hill which is only ¥500 and has more pools than any other onsen in the area.

Additional information

We've got a big notebook with all the notes that we've captured about the area over the years. We'll share this with you once we're chatting about a stay and we welcome/encourage you to add your insights, notes, restaurant reviews etc when you visit. Ultimately we want as many people as possible to have an opportunity to experience our cabin and for it to get better over the years. We have restaurant reviews, an onsen guide, skiing and ski touring guide, fishing spots etc...

There is lots of ski and snowboard gear for sizes 3 years to adult. You'll need to setup for your boots but we can provide pointers; worst case you can pop to the ski shop and have them fit for you. There are a few ski and snowboard boots, but we're generally thinking you'll bring your own boots.

For summer (and winter if you are brave) there are bikes, fishing rods etc.

You will need a car. We may be able to make our car available but that will depend on whether we are using it or our friends are using it. Otherwise it's easy enough to rent a car. You'll need an International Driving Permit to drive in Japan; usually get this from your local automobile association. < Website which usefully explains how to get an international driving permit removed as requested by the lovely people at Home Exchange so as to comply with their Terms of Service. If we do exchange the car. You need to be over 26 to drive our car and the insurance excess is $1,000. One thing with the car is you will need to pay for parking until the next visitor when you drop off. We have not yet convinced the car parking place to just let us pay for the whole year.... This will likely run anywhere from $20 to $100.

In most cases we will need to ask for a cleaning fee for exchanges to Kuroten as it is rented commercially and will need to be prepared for the next guests.
