*Read me before requesting, please*
Our stand alone villa is in a gated Caribbean resort. It is very much a golf cart, family friendly, and fun beach community. There are numerous beaches, lagoons, a caleta, deep water marinas, our own ruin, and a beach club! 20+ restaurants in our town center, most with delivery.
The first floor has an open living room and kitchen that provide views onto the garden, pool and large palapa. There is a full bathroom downstairs as well as as a dedicated office. Upstairs you will find two bedrooms, both with en suites, one with a balcony that overlooks the garden and pool area with a 2 person jacuzzi style bathtub. The guest bedroom has two full size beds (new Serta as of January '23) medium firmness and the master has a split king, posturepedic, medium firmness (new Sealy as of July '23)
200mbs Fiber optic internet and TVs in the master upstairs and living room downstairs will have you enjoying your down time when you aren't at the beach or exploring the ruins.
The villa is a 5 minute walk to the beach and a 15 minute walk to the marina/ dolphinarium, shops, beach club, and restaurants. This is a stand alone home in an association with 11 other homes. It is a very quiet and private location within a short walk to everything you need to enjoy Puerto Aventuras. All underwater photos were taken while snorkeling by the jetty in Fatima bay. Our home is our primary residence, it has never been used as an airbnb. You will find everything you need to make yourself comfortable during your stay.
We have family in WA so are usually not looking for exchanges in Canada or the PNW.

Puerto Aventuras is in the heart of the Riviera Maya. 15 minutes south of Playa del Carmen is where you will find this exclusive Caribbean beachfront and gated resort community. PA is half way between Akumal to the south and Playa del Carmen in the north. It is an hours drive from Cancun and Tulum international airports and just 30 minutes north of Tulum city. Puerto boasts a golf course, three deep water marinas, numerous restaurants,a central park, catamaran cruises, snorkeling, scuba diving, beach club, and even a dolphinarium, there is no shortage of activities to keep you as busy (or not! ) as you'd like to be. Maybe a Margarita and a beach is all that you need. There are daily and weekly passes available to the Catalonia Hotel spa and gym.
The main source of transportation in the community is by golf cart (several places to get a rental) as well as vehicles, bicycle or walking. It is a very walkable, completely gated resort. There are numerous restaurants that deliver as well as a grocery store delivery services. There is a large shopping mall, grocery store, and Cineplex just across the highway. While there is plenty to do in Puerto, you are also a short drive away from the best the Riviera Maya has to offer. Several eco parks (Xcaret etc) cenotes, ruins, Playa Del Carmen, Akumal, the ferry to Cozumel, are all within a 20 minute drive. Tulum is 30 minutes south. Day trips to Tulum, Chichen Itza, Coba and Ek Balam ruins are all possible. You can even spend a day discovering the route de cenotes in the Yucatan!
There is an OXXO in the resort as well as a produce store that carries several staples, Saturday artsy market, quick market (just outside the gate) as well as twice weekly local produce markets (depending on the season) .
The Tren Maya will have a stop in Puerto Aventuras. The Tren has already begun the Mérida to Cancun route, Cancun to Tulum is expected in the spring of '24 (with a stop in PA) The entire tract from Campeche to Bacalar will be complete by 2025 ( see https://www.trenmaya.gob.mx for more information)

We have had a variety of guests; those who are middle age yet young at heart to young couples. Many of our guests never intend to leave Puerto and typically do not rent a car, the more adventurous you are, the more you will need a car. Taxis can be expensive and ride share is not available in our region. If you have mobility issues, heat intolerance or young children, you should definitely review my list of recommendations for car and golf cart rentals. PA is constantly expanding, to enjoy all of central park, Yacht Club, phase 4, Caleta/Chac Hal Al ruins, you will require transportation(4 km each way). Golf carts provide the best option to explore inside the gates. We are a 5-7 minute walk to a public beach/lagoon and a 15 minute walk to the central area that includes the main marina, dozens of restaurants, shops, dolphinarium, and beach club and main beach (Fatima Bay).

Bottled water is used for cooking and drinking, but the water is safe to brush your teeth, boil eggs,etc. PA has it's own water treatment plant so the issue is mineral content, not bacteria. Water delivery to the home is weekly, as needed. Our HOA has quite hours from 10pm -8 am and pool hours until 8 pm so there is no concern about loud parties at night. We are 1 of 12 stand alone homes and we pride ourselves on community respect and tranquility. I have an on call house manager who lives in the area and we have 24/7 security though the community is very safe. There are security cameras on the outside the home.
Reciprocal exchanges are preferred. We are a no shoe, no pets, no parties, no smoking home. We chose our home away from the marina to ensure the most tranquil location, where birds chirp, lightning bugs put on a show in the evening, monkeys roam, and Sereques visit every evening and evening.
We welcome like minded, respectful couples and small families. Guests are required to read and sign HOA rules prior to exchange to ensure the tranquility and mutual respect of our community. We have a housecleaner that can be arranged every Tuesday from 10-2 during your stay for an extra fee. Depending on the type of exchange,a cleaning fee of 1200-1400 pesos may be due, depending on the length of stay and number in your party.
I'm sorry but no car or golf cart included (insurance reasons) I have plenty of recommendations though :)
Our home has direct access to an ungated pool and we do not have toys or baby equipment and there are steep stairs between floors. Unfortunately (and I say this as a mom of 4) This is likely not a suitable location for children under the age of 5 .

There is a skate park, a children's play area,outdoor gym, tennis courts, pickleball courts, basketball courts, 9 hole golf course, and a Central Park in Puerto Aventuras.
There is also a local indoor gym and spa at the Catalonia Hotel, one block from our home that offers daily or weekly passes (hydrotherapy circuit and spa services! )
The beach club rates can vary but as of 4/23, you can rent a palapa at the beach club for 1,000 pesos and be credited back most of those funds for food and drink. You can also go to the other side of the public beach, lagoon and beach next to our home or the Caleta without charge and bring your own snacks and refreshments. We have snorkle gear for adults.

While we don't have a pet, you can almost bet on a neighborhood cat making their rounds for treats and attention
